Enjoying a cul de sac position this is a lovely private spot for a family home. A footpath adjacent runs past the local park and on to Gull Coppice where you’ll find a Co-Op convenience shop, takeaway restaurants, Whiteley Community Centre and Primary School. You can also walk through to Botley Road and the Swanwick Train Station in around 15-20 minutes (according to Google!).

The entrance hall has tiled flooring, stairs up to the first floor and a door into the sitting room which is a good size with bay window to the front. An arch opens into the separate dining room with practical wood effect flooring and sliding doors into the conservatory. The kitchen can be accessed from the dining room or the sitting room and has a range of wall and base units. The landlord is also providing oven, hob, washing machine,fridge, freezer and the all important dishwasher. Off the kitchen there is a lobby area with a cloakroom and a door into the rear of the garage making for good storage and easy access to the boiler.

Permitted Tenant Payments

Assured Shorthold Tenancies

Holding deposit per tenancy: One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Security Deposit (per tenancy. Rent under £50K per year): Five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost keys/security devices: Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s). Early Termination (tenant’s request) where agreed with the landlord: Should the tenant wish to leave their contract early, they shall be liable for the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
